List of Fees – Landlords or Prospective Landlords
ALL FEES LISTED ARE INCLUSIVE OF VAT
|Commission||10% plus Vat Or 12% plus vat with rent guarantee||Commission payable on any rent collected. Deducted before the rent balance is paid to landlord|
|Initial Letting Fee||£270.00||Payable when tenant moves into the property. This will cover the advertising of the property, tenancy agreement and inventory costs.|
|Tenant Finding Service Only||£420.00||Payable if Pennaf Premier find a tenant for the property but will not be managing the property.|
|Court Attendance||£120.00||If Pennaf Premier Sales & Lettings are required to attend a court date.|
|Cancellation of Management Agreement before occupancy.||£240.00||If management agreement terminated once a prospective tenant has paid a holding deposit but before a tenant has taken occupancy|
|Cancellation of Management Agreement during tenancy.||Payment equivalent to management charges for a six month period plus Vat.||Payable if landlord wishes to terminate management during occupancy.|

Tenants or prospective tenants
|Holding Deposit||Equivalent of one week’s rent||Payment at the time of making an application for a property, which will reserve the property whilst references and checks are being carried out.If the application is successful, this deposit will be deducted from the one month’s rent due in advance.If the application is not successful, however the prospective tenant has been honest in their application and has taken reasonable steps within a reasonable timeframe to try and secure the tenancy, then the holding deposit will be refunded within 15 days.If the application is not successful due to misleading/false information provided by the prospective tenant with the application, or the prospective tenant does not take reasonable steps to secure the tenancy within a reasonable timeframe, then the holding deposit will not be refunded.|
|Rent in advance||Equivalent to one month’s rent||Payable if the application is successful and the prospective tenant is moving into the property. One month’s rent in advance to be paid in full prior to signing the tenancy agreement/move in.|
|Security Deposit/Bond||Equivalent to one month’s rent (could be subject to increase in certain circumstances)||Payable if the application is successful and the prospective tenant is moving into the property. Equivalent of one month’s rent to be paid in advance prior to signing the tenancy agreement/move in. This amount could increase in certain circumstances as requested by the landlord such as pets being at the property.This security deposit will be secured with the Deposit Protection Service on behalf of the tenant.|
|Breaches of tenancy agreemen||£25.00Unless the charges applied to the company/landlord exceed this, at which time the fee will change in accordance to the amount charged to the company/landlord||This fee will be payable whenever a tenant breaches their tenancy agreement. This will include any breach of the tenancy agreement as listed in the agreement itself, including (but not limited to) the following;

SALES FEES – ALL FEES LISTED ARE INCLUSIVE OF VAT
|EPC and floor Plan||£108.00||EPC and floor plan will be arranged for the property and displayed on the brochure. A copy will be available for the vendor.|
|EPC||£84.00||EPC only. This will be arranged for the property and displayed on the brochure. A copy will be available for the vendor.|
|Floor plan||£60.00||Should an EPC already be in place and a floor plan is requested by the vendor we can arrange this. It will be displayed on the brochure and a copy available for the vendor.|
|Sales Fee – Option 1||£780.00||Payment in full to be made upfront on receipt of invoice, once sales agreement has been signed and prior to the property being marketed.Payment is not refundable (this is the case whether the property does or does not sell)This offer is not available in conjunction with any other offer.This offer does not include the following services;
Assisted viewings – the vendor is to conduct their own viewings
Taking and coordinating offers – potential purchasers to liaise direct with vendor
Coordination of sale process once offer is accepted – vendor and purchaser to coordinate directly with solicitors.
|Sales Fee – Option 2||1.25% plus vat.Vat inclusive minimum fee £1500.00||Our Standard full service.Payable on completion of the property sale.|
|Sales Fee – Option 3.||1.5% plus vat.Vat inclusive minimum fee £1800.00||Includes our standard full service plus Rightmove featured property posts and listings for the property and open house.Payable on completion of the property sale.|

Redress Scheme – Pennaf Premier Sales & Lettings Ltd is a member of a redress scheme and the name of the scheme is The Property Ombudsman.
All fees are inclusive of VAT.
